What We Do For You:

  • Maintain your property. We have established and experienced plumbers, electricians, maintenance companies, window washers, carpet cleaners, housekeepers, gardeners and painters. The “Golden Rule” of maintenance for a property is to conduct regular maintenance. A well maintained property will attract quality tenants who are more likely to take better care of the property. This in turn can help reduce the running cost and overall wear and tear. We accomplish this through regular walk through evaluations. Consistent communication with tenants is also vital to make sure small issues don’t turn into costly emergency repairs. In the event that issues do occur, we have an established network of extremely reliable professionals willing and able to make repairs. These repairs are often done at discounted rates, and these savings are passed down to our owners.  
  • Screen the tenants. Our goal is to find a tenant that will care for your property as if it was their own. All tenants will need to pass a thorough screening process in order to be considered. This includes a credit check, background check, income verification, and reference checks of former landlords. Making sure we place mature and responsible tenants will continue to be one of the most crucial part of our relationship as your trusted Property Manager. 
  • Collect rent when necessary. Make sure late fees are received. We have strict policies in place to minimize problem areas. Offer mortgage payment service out of the rent(s) received as well as HOA payments.
  • Send your revenue check no later than the 13th of each month but usually by the 10th of each month. Direct Deposit of your revenue check is available, either locally or by mail.
  • Provide you with computer-generated Profit & Loss statements every month with your revenue check. Issue year-end statements and 1099s for no-hassle tax preparation. Office location offers your property maximum exposure when it is available for rent.
  • Marketing Strategy for your property. Our ability to attract and acquire new quality tenants remains of the utmost importance. Your property will be advertised online, websites, social media, along with creating an email marking strategy. Our goal is to identify the ideal candidates for each property, and specifically target our marketing efforts. These marketing efforts most directly correlate to our extremely low vacancy rates. More often than not we are able to market properties and have no lapse in rent, creating a larger yearly net income for our owners.   

Fees:

  • Monthly commission ranging from 7% to 10% of the gross rent(s) received.
  • No set-up fees.
  • Placement-only fee: $750.00 or 50% of gross rent, whichever is greater.
